    There are three voivodeships with access to the sea, including the Zachodniopomorskie, Pomorskie and Warmińsko-Mazurskie voivodships. However, the first two are the most attractive in terms of location, length of the coastline and numerous attractions. Before a transaction is made, it is worth considering all the pros and cons of this move.

    The willingness to buy an apartment on the Baltic Sea, but also in other reservoirs outside Poland, may be caused by various factors. For some it is pure economy, for others it is a form of investment, the possibility of unlimited recreation or a reason to brag among friends. The first motive that should be taken into account is the form of tax escape. This is due to the continuous economic development as well as the constantly growing offer of numerous developers and the knowledge of legal regulations. Buying an apartment from the primary market is a way to get a VAT invoice. Thanks to this, the future owner benefits from two benefits when buying an apartment – he will save money and gain a flat. Such an apartment is a great investment, but also the possibility of seasonal rent. Additionally, it is a placewhere you can go on a weekend or holiday getaway.

    The second argument is the desire to spend your holidays cheaper at the Polish seaside. Another plus is the fact that you are at home. Here, too, you can take into account economic considerations, because you will not be using the apartment by the sea all the time. Apart from those moments when the future owner will enjoy the vacation, it is worth renting such an apartment. Of course, temporary rental for the owner of the apartment itself can be burdensome, especially if you live far away from him. However, there are currently many short-term rental companies on the market, which is undoubtedly a great help. Renting an apartment to tourists means that the apartment pays for itself, and may even bring additional financial profits.

    The third reason can be considered the most important because it is the sea itself. It is also worth looking for a flat by the sea in smaller towns, because Polish resorts are not only those known to everyone, such as: Hel, Jurata, Tricity or Rewal. For many of us, it can also be a great alternative to everyday life, in the multitude of duties, and maybe a springboard for living in a big city. There may be many more such arguments, but the microclimate offered by the Baltic Sea is sufficient for many people. The possibility of walking along the seashore at any time of the day or night is priceless. In addition, easier access to seafood, especially gourmet fish, is a real paradise on earth!

    Real estate market – primary and secondary

    The primary market consists of numerous types of apartments available more and more often from stock. It is also possible to easily adjust the future apartment to your own preferences, including: area, number of rooms, floor, location of the premises (with a sea view, no sea view), type of kitchen (often the future owner can choose whether he wants to have a kitchen in the apartment: open, closed or half-open) and many other features. Many also believe that such an apartment is much easier to arrange and finish it according to your preferences. In a way, the developer condition shortens the renovation time, as the investor does not waste time cleaning the premises.

    Apartments by the sea from the primary market square can be found in numerous towns, such as Rogowo, Darłówko or Ustronie Morskie. The prices of such apartments oscillate between PLN 5,500 – 7,000 per square meter. Much more expensive, but also in many aspects more attractive apartments are located on the Hel Peninsula. Jurata and Jastarnia are located on it, where prices per square meter start from about PLN 15,000 and reach up to PLN 35,000. The average price in this city is about PLN 20,000 per square meter. Tourists in this area are attracted by the history, the pier, and the possibility of spending time actively – especially while surfing.

    The secondary market often offers lower prices, but the condition of the proposed flats is already very diverse. You can find a place for general renovation as well as for refreshment. The key factor in this case is the distance from the sea, because the further you go, the easier it is to find a home. In the case of occasional use, however, it is worth considering an apartment that simply requires much less attention from the owner.

    In summary, living by the sea is an interesting idea both in terms of economy and leisure. Nevertheless, it is worth considering the issue of buying individually, taking into account your own preferences and possibilities. The Baltic Sea is very attractive, but the current possibilities mean that you can choose a much warmer place in Europe without significantly extending the travel time. Therefore, before making a decision, all the advantages and disadvantages of the Baltic Sea should be recalculated.
